Outbuildings and Services

At the rear of the house there is a generous size patio area that is used as an outdoor eating and entertaining area in the summer. It is part covered/shaded by framed gazebos and can seat approximately 20 or 24 guests. Under the shade of the pergola there is a barbeque. This area is lit by automatically switched, low voltage lighting.

The laundry and utility room takes noise and potential leaks out of the house. Space and plumbed services for several washers and a drier, together with swimming pool technicals.

A stable with hayloft over and a tack room. Of block, brick and tile construction, it is an old building, reconstructed. It has mains electricity lighting and power in all sections.

Hay shed, all steel construction of calculated size to store 80 square bales of hay, which is the quantity used in over - wintering one horse.

The summerhouse. A well constructed timber building under a natural slate roof with mains electricity lighting, power and mains water supply to the exterior. Built-in set of full size bunk beds.

The "bottom" paddock is a small secure paddock that has shelter and mains water horse trough. There are apple trees here remaining from the commercial orchard that are still very productive. There are apple storage shelves in serried racks in one of the buildings to enable storage beyond the winter.

Greenhouse and Vinehouse. Spacious provision with two sets of double doors for easy wheelbarrow access and housing a young but becoming productive vine. Mains electricity lighting and power. Soft water supply on tap.

A modern construction workshop, 40 x 25ft [in block and natural slate roof]. Useful space for almost any purpose with 29 power points and a low cost lighting circuit. Crossing RSJ *I* beams will lift safely up to four tons at their centres and transport it in any direction. Superb dry store with a soft water supply on tap outside.

A latticed and covered clothes drying area which also doubles as a covered walkway to the outside toilet. This latter is fitted with a simple handbasin and a douche.

The kennel is of substantial construction in timber and steel roof. It gives the dog access to a secure and well-constructed dog run in steel and mesh. It is capable of comfortably housing a big dog.

Two fuel stores are conveniently located opposite the back entrance and contain enough for two winters' fuel. No fuel store is adjoining any dwelling.

All outbuildings, added to the property in the past ten years, were done with appropriate planning permissions, and are in excellent condition. However, should development be desirable, the area of this property is with the zone that the C.C. and M.B.C. have zoned as "dense housing area". i.e. flats in blocks and on more than one floor. There is potential for development.
